Effect of Churches Proliferation on Residential Rental Values in Uyo, Akwa Ibom State, Nigeria | Chapter 6 | New Ideas Concerning Arts and Social Studies Vol. 2

In developed countries, effective urban planning and zoning regulations have ensured compatibility between residential land uses and churches. Such regulations help balance the needs of religious institutions with those of residential communities, reducing potential conflicts. Unfortunately, in developing countries, planning regulations are less stringent, and there are a lot of conflicts between residential areas and churches proliferation. This study investigated the effect of churches proliferation in residential neighborhoods on residential property values in Uyo.  A survey research design in which data were collected from 600 residential properties located around 30 churches in Uyo was adopted. Data were collected on the distance between churches and residential properties, and the noise level from the activities of the churches. Data on other extrinsic and intrinsic factors affecting property values were also collected. The data collected were analyzed using the multiple regression analysis technique with the help of SPSS. The result of the analysis revealed that noise pollution from churches reduced property values by N771.49 per decibel, while proximity of the churches to residential properties reduced the property values by N316.94 per meter. The study concluded that churches proliferation in residential neighborhoods negatively affects residential property values. The implication of this is that if the rate of proliferation of churches in residential neighborhoods is not controlled, real estate investors may be discouraged as their property values continue to decline. Further, the study recommends that urban planners should apply stringent measures to control the proliferation of churches, and regulations are needed to control noise pollution, especially from churches.

Exploring the Influence of Good Governance, Church Management and Structure on the Development and Growth of the Church | Chapter 7 | Insights into Economics and Management Vol. 8

 In any aspect of life, supervision is a way to improve one's ability and knowledge in order to understand the future. The successful management of wealth and personality is proportional to the future's sustenance. In recent years, the Church's growth has slowed. From a business standpoint, one might question how the Church has been run over the years. Is the Church concerned about management? As a corporate function, management offers leadership support for an organization's resources in order to achieve strategic goals and objectives. While churches are not strictly business entities with clear management practises and standards, such as filing returns and paying taxes, they do participate in activities that require proper preparation and execution if they are to be effective and have an impact on the Church's growth and development. As a result, churches need an effective governance structure that ensures the efficient and effective use of resources and management practises in their growth and development. As a result, the aim of this paper was to provide an overview of good governance, effective management methods, and church structure in order to help churches grow and develop. The study's key components were content analysis of literature in the areas of good management practises, corporate governance, and organisational structure, as well as their effects on Church growth and development. The research systematically addressed numerous study questions, resulting in the establishment of good governance, efficient management, and Church Structure on the growth and development of churches. As a result, the study uncovered the impact of good governance, church management, and structure on church growth and development. It also made a recommendation for church leaders on the elements of good governance, management, and the structure of their church that must be included in their decision-making.
